Ogden & Company Investment Partners, LLC (“OCIP”) and Ogden Multifamily Partners, LLC (“OMP”) were formed in 2011 and 2013, respectively, for the purpose of acquiring and developing income properties that project an attractive return profile. Ownership interests in the investments are generally offered to accredited investors and institutional partners, structured as private placements or joint ventures.

Ogden seeks to deliver consistent, robust returns while placing a premium on preserving capital. We perform a comprehensive risk-reward analysis on each potential investment and only invest in assets that provide asymmetric upside and limited downside risk. We are guided by common sense, discipline and the recognition that intellectual humility is the foundation of successful investing. We adhere to the following core principles:
Buy below replacement cost
Purchase existing assets at favorable prices in relation to replacement cost — fundamentally sound assets that have previously lacked capital, attention or the proper financial incentives.
Utilize appropriate leverage
Seek to use the proper leverage — in amount and duration — to reflect the stability of each asset’s cash flow.
Invest when supply is low
Target markets — especially when developing ground-up assets — in communities with high barriers to entry and little to no competitive supply planned or under construction, or in markets where demand/absorption characteristics remain very strong.
Align interests with our investors
A defining aspect of OCIP and OMP is that, from the very beginning of our existence, we have treated our investment partners’ capital as our own — as part of it is our own. OCIP and OMP partners invest alongside our LPs in transactions that we sponsor.
Anticipate micro and macro opportunities
Capital flows often influence asset valuations as much as or more than the impact of local market supply and demand trends. Ogden works hard to get ahead of capital flows in areas where economic growth is projected to drive demand but new supply is not yet on the horizon.

Ogden’s value creation stems from:
• The acquisition of undermanaged or undercapitalized assets that we can stabilize
• The implementation of a dynamic asset management plan to improve operating cash flows and position an investment for sale at maximum price upon stabilization
• The design of optimal exit strategies that can generate maximum asset value, including an individual asset sale or portfolio sale

Partnerships may exist for only a few years, to take advantage of an opportunity, or they may last for a decade or more as we patiently wait for the best time in the real estate cycle to liquidate the holding. No matter the length of the relationship, a sound partnership requires clear, concise, regular and honest communication. All the news surrounding the asset, be it wonderful or of concern, will be shared quarterly to insure that the status of the partners’ investment is current and up to date. To our partners, we promise to handle all the affairs of the partnerships to the highest ethical standards.
